Fee for Service


When you go to the grocery to store to buy milk, you should not be forced to buy eggs and bread as well. Why do the majority of real estate firms bundle all of their real estate services when all you may need is some milk?

Quite simple, our fee for service option is great for those that need some help but don’t want to pay for services they may not need. Fee for services is a strict hourly rate for only the services you need. Nothing more, nothing less!

The most common question asked when others consider this service is the ability to post to the MLS. Yes, we can do that but for MLS listed property we require that we see the process through. In other words, if you list with us, we have to negotiate &  handle the transaction and closing details. Since every transaction is different, we have not way of determining how many hours will be required to complete the transaction for you.

While we do not believe this is the most ideal way of selling your property, we do believe that you, the homeseller are well-suited to make these decisions. Typically, this service offering is taken advantage of by the for sale by owner (FSBO) that is willing to do the majority of the work involved and incurr all the expenses when selling a property. The obvious benefit of choosing this path is to save money when/if the property sells. Our service helps fill in the gaps for the homeseller that needs the guidance/assistance of a professional real estate agent.

Fee for Service- Pros

You may save a ton of money. If you have a successful sale of your property, you reap the rewards (savings).

We are here if you need us. If you need the guidance of a professional real estate agent but still do not want to pay a commission, you have that option.

Fee for Service- Cons

You still do the majority of the work and assume the liability. In the end, we assist you with a specific set of tasks but you are still the responsible party.

Seller Notes: Fee for service option is not without risk to you, the seller. The fee we charge is not conditional upon a successful closing. This fee is charged regardless of the intended outcome. It must also be understood that we can complete a la carte tasks for you but they must be completed with respect to the Colorado Real Estate Commission & MLS rules.  As is the case with many real estate transactions, we cannot be held responsible if the estimated hours involved to complete a task are greater than the minimum amount that may be quoted. Every transaction is different and subject to change.
