			<content:encoded><![CDATA[<p>When I was “growing up” in the real estate industry, I was trained to say NO. You want a discount, NO! You want more marketing, NO! You want a <a href="http://nocohub.com/buy/rebate-programs/">buyer rebate at closing</a>, NO! You get the idea. The problem is that most agents are still trained to say the word NO whenever they have an objection to their service offerings. I think we can all understand that things are very tough on all of us but to be completely inflexible is and should no longer acceptable.</p>
<p>The tremendous overhead to maintain these monster offices may be the number one factor why most agents still insist on the <a href="http://nocohub.com/2009/11/disclaimer-commission-are-negotiable/">6% listing</a>. The problem is most people don’t care about the agents overhead, they just want to sell their property and get the most money as possible. Does having more agents with plush offices accomplish this for the seller? NO!</p>
<p>When considering an agent to list you property, please make sure they have a successful track record regardless of agency affiliation. If they say NO to anything, make sure they are providing a tremendous amount of value over the agent that may be more inclined to take less in commissions. In fact, you may want to interview several agents with numerous agencies so that you can get a good sampling of what is out there before making your final selection.</p>

			<content:encoded><![CDATA[<p>When I was a kid, my Dad sold real estate and would oftentimes tell me about “the book”. The book was the MLS and it was updated once per month. In the old days, the consumer was 100% at the mercy of the agent to provide the information (via “the book”). Now, the consumer has been empowered by the internet and the availability of real estate feeds with sites like <a href="http://www.realtor.com/">www.Realtor.com</a>, <a href="http://www.trulia.com/">www.trulia.com</a>, <a href="http://www.metrobrokersonline.com/">www.MetroBrokersOnline.com</a> and so many more.</p>
<p>With the available information, it seems to me that the MLS still provides value but is no longer a commodity like it was when I was a kid. The consumer is now able to do their own research online, look for property, public records and so on. Knowing that almost 90% of all property searches start on the internet can make the agents job a lot easier. That being said, why do so many agents still expect to earn 3% on the buyer side when they may not have found the property that the buyer ends up purchasing? Beats me!</p>
<p>In our world, it only makes sense to <a href="http://nocohub.com/buy/rebate-programs/">rebate a buyer </a>who may have done a tremendous amount of work researching properties that meet their criteria. After all, buyers usually know what they want and with the power of the internet, they may save the agent a ton of time and effort. Should the agent be compensated for your efforts or should you? Every now and again, I hear the Realtor dude talking about other houses and how much of a deal I am. I can&#8217;t believe these silly humans actually are trying to sell me after all I have done for them. Then I hear the price they are willing to sell me for! I am not a happy <span style="text-decoration: line-through;">camper</span> house!</p>
<p>Did I mention that I am built green for increased energy efficiency? I hold the cool air in during the summer and warm air in during the winter. Why should you care? I will save you some serious bucks when those other energy sucking homes can care less about their silly little humans. 			<content:encoded><![CDATA[<p>Being a house can be such a bummer! I keep hearing the silly little humans say this and that about where they went and what they did. It seems that they spend a lot of time over in <a href="http://www.centerracolorado.com">Centerra.</a> I listen to them say how much they enjoyed spending time at the <a href="http://www.promenadeshopsatcenterra.com/">Promenade Shops </a>or <a href="http://www.outletsatloveland.com/">the Outlets</a>,  having a bite to eat at <a href="http://www.mcwhinney.com/properties/display/9">the Marketplace</a>, taking in a little culture over at <a href="http://www.chapungusculpturepark.com/">Chapunga Sculpture Park</a> &amp; doing everything they can to avoid the <a href="https://vic.pvhs.org/portal/page?_pageid=333,377470&amp;_dad=portal&amp;_schema=PORTAL&amp;pagid=30">Medical Center of the Rockies</a>. How I sometimes wish I was a silly little human so that I can enjoy more than just my yard. I feel restricted, unable to get out and enjoy life, take a walk in Centerra or the <a href="http://www.ci.loveland.co.us/parksrec/lsp.htm">Loveland Sports Park</a>. As much as I love myself (a house at 1802 Monarch Cir), I would really love to get out and enjoy all that is around me. I hear from the silly little humans that the <a href="http://nocohub.com/wp-content/uploads/2009/10/588x392.jpg">mountains are pretty cool too</a>.<br />

			<content:encoded><![CDATA[<p>Living in <a href="http://nocohub.com/wp-content/uploads/2009/10/588x392IMG_1145.jpg">High Plains Village at Centerra </a>is pretty fun. I get to see people walking behind me all the time on the <a href="http://nocohub.com/wp-content/uploads/2009/10/IMG_5317.JPG">walking trails </a>and the open space directly behind me is great if you are into wildlife. Being a two story has it&#8217;s advantages as I can occasionally see the mountains from the front (of me). The other cool thing is the <a href="http://www.suburbitat.org">High Plains Environmental Center </a>takes great care of the natural areas around the hood. They host bird watching events, tree planting parties and other fun stuff that people seem to enjoy. The <a href="http://nocohub.com/wp-content/uploads/2009/10/9-16-07-074.JPG">lakes in our neighborhood</a> are pretty neat also. The osprey nest is my personal favorite. Being a house is kind of tough sometimes because I want to get out an enjoy the great outdoor just like the <a href="http://nocohub.com/wp-content/uploads/2009/10/588x392_IMG_1257.jpg">silly little humans</a>. Oh well, I guess I&#8217;ll just have to watch them as they enjoy the neighborhood.</p>

<p>No seriously! I&#8217;m a house. I know it is very uncommon for houses to talk but I do. When the silly little humans bought me in 2003, I was brand new, built green and ready to be taken care of. The silly little humans added some color to my walls, nice window coverings and many other things that made me look like I was ready for some beautiful homes magazine. If you are looking for a fantastic house that backs to open space in a great neighborhood, you should check me out. It seems the silly little humans that currently own me need to move. I am not very demanding (as houses go), I just need a little love, an occasional cleaning and to know that you enjoy living within my belly. Oh, and please do not slam any doors, it sometimes wakes me up from my catnaps.</p>
