			<content:encoded><![CDATA[<p>When I was “growing up” in the real estate industry, I was trained to say NO. You want a discount, NO! You want more marketing, NO! You want a <a href="http://nocohub.com/buy/rebate-programs/">buyer rebate at closing</a>, NO! You get the idea. The problem is that most agents are still trained to say the word NO whenever they have an objection to their service offerings. I think we can all understand that things are very tough on all of us but to be completely inflexible is and should no longer acceptable.</p>
<p>The tremendous overhead to maintain these monster offices may be the number one factor why most agents still insist on the <a href="http://nocohub.com/2009/11/disclaimer-commission-are-negotiable/">6% listing</a>. The problem is most people don’t care about the agents overhead, they just want to sell their property and get the most money as possible. Does having more agents with plush offices accomplish this for the seller? NO!</p>
<p>When considering an agent to list you property, please make sure they have a successful track record regardless of agency affiliation. If they say NO to anything, make sure they are providing a tremendous amount of value over the agent that may be more inclined to take less in commissions. In fact, you may want to interview several agents with numerous agencies so that you can get a good sampling of what is out there before making your final selection.</p>
