Fee for Service
You know exactly what you want! In fact, you have already identified the property that you would like to buy and now you just need some help to make it happen. We can do that!
Plan A
If the selling side is offering a commission, we are able to rebate you the difference of the commission offered and our fee for service hourly rate.
Example: $250,000 transaction- Listing side is offering a 3% commission to the buyer side of the transaction ($7,500). We work 20 hours on your behalf at $140.00 per hour ($2,800) with no expenses. You get the difference of $7,500 and $2,800 = $4,700.
A retainer fee may be charged and a buyer agency agreement shall be included..
Plan B
If the selling side is not offering a commission but the property is still too good to pass up, you pay us our hourly rate for the time spent working on your behalf.
Example: Our time spent at $140 per hour is paid by you, the buyer. A retainer fee may be charged and a buyer agency agreement shall be included.
Disclaimer: Fee for service option is not without risk to you, the buyer. The fee we charge is not conditional upon a successful closing. This fee is charged regardless of the intended outcome. It must also be understood that we can complete a la carte tasks for you but they must be completed with respect to the Colorado Real Estate Commission & MLS rules. As is the case with many real estate transactions, we cannot be held responsible if the estimated hours involved to complete a task are greater than the minimum amount that may be quoted.
